Before & after

Before and after: one curve, rebuilt from the ground up

Both shots follow the same curve of sidewalk around the corner of the property. The gray boards are gone; a stone wall and a taller new fence now carry the curve, with green grass along the sidewalk.

More after

When the fence line is the first thing people see

This Carrollton home sits where the sidewalk sweeps around in a long curve, and the side fence follows it. Before the work, that fence had weathered to gray, its boards uneven along the top, with a strip of dry, patchy grass between it and the concrete.

A boundary like this is on show every day. It is the side of the house that neighbors walk past and drivers see as they turn the corner, so a tired fence there drags down the whole property.

This job was not new boards on old posts. The whole line was rebuilt from the ground up: a stone wall at the base, a taller fence above it, and a new patio on the inside.

That is three trades on one boundary, and they have to work together. The wall has to carry the fence, the fence has to follow the wall’s curve, and the patio has to sit inside both.

How the Carrollton boundary was rebuilt

  1. Free on-site estimate

Robert walked the curve of the property, measured the run and quoted a firm price for the work.

  2. Permits

JCL checked what the City of Carrollton requires for the work and obtained and managed any permit it needed.

  3. Old fence out

The weathered fence was taken down and hauled away, clearing the line along the sidewalk for the new wall.

  4. Chopped Milsap wall

A low wall of chopped Milsap stone was built along the curve, giving the new fence a solid stone base.

  5. 8 ft board-on-board fence

The new fence went up on the wall line: overlapping board-on-board for full privacy, finished with a cap and trim along the top.

  6. Poured patio and clean-up

A new concrete patio was poured off the back of the house, and the site was left clean on both sides of the fence.

Why it lasts

Why the wall and the fence are built as one

Putting a fence on top of a stone wall is a common DFW detail, and it is easy to get wrong. The two have to be planned together from the first measurement.

The wall carries the fence

A fence on a wall puts its own weight and its wind load onto the stone. The wall and the post footings are laid out together so the fence has a sound base along its whole run.

A curve, not a series of corners

This boundary bends with the sidewalk. Wall and fence follow the same smooth line, so the finished boundary reads as one piece rather than straight sections stepped round a bend.

Chopped Milsap at the base

Chopped Milsap is natural Texas stone split into rough, irregular faces in warm tan, gold and gray. At the foot of a tall wood fence it gives the boundary a solid, finished edge.

Built for DFW clay

North Texas clay swells when wet and shrinks as it dries. JCL builds every wall for that movement, and every JCL wall carries a 5-year warranty in writing.

Carrollton wall and fence questions

Can you build a fence on top of a retaining wall in Carrollton?

Yes. It is a common detail on JCL projects across DFW. The wall and the fence posts are planned together so the wall can carry the fence’s weight and wind load, as on this Carrollton job.

What is chopped Milsap stone?

Chopped Milsap is natural Texas stone split into rough, irregular faces rather than sawn smooth. Its tan, gold and gray tones suit the brick homes common in Carrollton.

What is a board-on-board fence?

A board-on-board fence has two rows of pickets that overlap, so there are no gaps to see through even as the wood dries. This one is 8 ft tall and finished with a cap and trim along the top.

Can a patio be added in the same project?

On this Carrollton job, yes: a new poured concrete patio was added along with the wall and fence. Robert can price everything you want done in one visit and one firm quote.

Do you handle permits in Carrollton?

Yes. JCL checks what the City of Carrollton requires for the work and obtains and manages any permit, so you do not deal with the paperwork.

How much does a stone wall with a fence on top cost?

It depends on the length of the run, the height of the wall and fence, and the access. JCL gives a firm price at the free on-site estimate, and that price is the bill. There are no change orders.

Is your fence line due for more than new boards?

A stone wall with a new fence on it rebuilds the whole boundary at once. Estimates are free and normally same-day or next-day.
